How we calculate these figures
Figures use HM Land Registry Price Paid Data, standard sales only (their 'category A' - excludes repossessions, transfers not for value and buy-to-let portfolio deals), and ignore entries under £1,000. England and Wales only; Land Registry publishes with a 1-2 month lag.
- Average price
- The arithmetic mean of every recorded sale in the M30 district, all property types and all years since 1995 combined. Spanning decades, it typically sits below current values - see the year-by-year trend for the recent level.
- Total sales
- A straight count of the standard sales recorded in the district, with the dates of the first and most recent.
- Lowest / highest sale
- The single lowest and highest individual sale prices recorded in the district in any year - two transactions, not a typical range.
- Trend (% change & chart)
- We compare the average price in this district's earliest year that had at least 10 recorded sales with its most recent such year. Years with very few sales are skipped so the trend is not thrown by one-off transactions.
- Street averages
- Each street average is the mean of that street's standard sales across all years. Streets with very few sales can look unusually high or low.
- Property-type mix
- Share of standard sales by property type across the M30 district. Any new-build figure compares the average new-build price with the average existing-home price, weighted by number of sales.
- Instant estimate
- An automated estimate from nearby Land Registry sold prices adjusted for market trends - not a formal valuation. A local agent's valuation will be more accurate.
- Change since previous sale
- Where a sale row shows "up/down X% since {year}", that compares the sale price with the most recent earlier recorded sale of the same property - not an area trend.
