How selling on Domovita works
- Get your price right. Use recent sold prices in your area, or a free valuation from a local agent, to set a realistic figure.
- Get an EPC. You need a valid Energy Performance Certificate before you market the home. Expect to pay roughly £60 to £120.
- Build your listing. Add your photos and the material information buyers need - tenure, council tax band, and anything that affects the property.
- Talk to buyers on your terms. Enquiries come through Domovita so you can reply when it suits you, no pressure and no phone tag.
- Handle viewings and offers. Show people round and weigh up offers - we explain what to look for.
- Instruct a conveyancer and complete. A solicitor or licensed conveyancer handles the legal transfer through to completion.

Can I sell my house myself in the UK?
Yes. There is no legal requirement to use an estate agent to sell residential property in the UK, and plenty of people do it themselves. You will still need an Energy Performance Certificate before marketing, a conveyancer to handle the legal transfer, and you must disclose all material information about the property under the Digital Markets, Competition and Consumers Act 2024. When is using an estate agent the right choice?
An agent often earns their fee where a sale has moving parts - a tricky chain, an unusual property, a price that is hard to pitch, or simply when you do not have time to manage viewings and negotiation. How much does it cost to list on Domovita?
Listing your property is free, and that is the whole price - there is nothing else for a private seller to buy, no add-ons and no lock-in. (Estate agents can choose to feature a property, but that is an agent option, not something you need.)
Do I need a solicitor to sell my house?
In practice, yes. While DIY conveyancing is legal, the buyer's mortgage lender will require a regulated conveyancer, and most sellers instruct their own to handle contracts, enquiries, Land Registry registration and anti-money-laundering checks.
What information must I include in my listing?
Under the DMCC Act 2024 you must disclose material information: the price, council tax band, tenure (with leasehold detail), and any factors that affect the property. Every Domovita listing is built to carry this from day one, whether you list it or an agent does.
