What you will need before you list
- A valid Energy Performance Certificate, or one on order - you need this before marketing (gov.uk: EPCs when selling).
- A sense of your asking price - recent local sold prices, or a free valuation, will get you there.
- The material information buyers expect: tenure, council tax band, and anything that could affect the decision to buy. Leaving out something material is treated as an unfair practice, so it is worth being thorough (gov.uk: buying and selling a home).
- A few good photos. That is genuinely most of it.
How long it takes
