What Does It Really Cost to Live There?

The asking price on a property listing tells you what the seller wants. It does not tell you what the property actually costs to live in. Council tax, energy bills, water rates, broadband, insurance - these vary enormously by property and location, and most portals do not show them at all.

That is a problem. You are making the biggest financial commitment of your life based on incomplete information.

The Costs Most Portals Do Not Show You

Two houses on the same street can have wildly different running costs. One might sit in council tax band D while its neighbour is in band F - a difference of over a thousand pounds a year. One might have an EPC rating of C with reasonable energy bills, while the other is rated E and costs twice as much to heat.

Then there are the costs that do not appear on any listing at all:

  • Flood risk - properties in flood zones face higher insurance premiums, and some insurers will not cover them at all. This is not something you want to discover after you have exchanged contracts
  • Broadband availability - "superfast" broadband is not available everywhere. If you work from home, knowing that the best available speed is 10 Mbps matters
