Sold again in RedruthWe precompute the 20 homes in this area with the largest percentage difference between their earliest and most recent recorded sale price, then show up to eight of those that sold again within the last 5 years, largest change first. It is a recent slice of the biggest long-run risers, not a ranking of the last five years. The two prices are the first and last on record, so where the sales count is above two the home also sold in between at prices not shown. We leave out any address whose sales change property type or tenure, whose flat cannot be told apart from others in the same converted building, whose first sale was followed within two years by one at half as much again, or whose first sale sits far below what the area paid that year for that type of home - each a sign the earliest figure was not an ordinary open-market price. Each row is one property's history, not an area trend, and takes no account of extensions, renovation or condition.
Among the biggest long-run risers in Redruth, these have sold again in the last 5 years - largest change first. Change compares each home's earliest and latest recorded sale - not its last two.

Median sold price
Sales per year
Year-on-year change in median price
Median sold price, indexed - 1995 = 100
Each point is the year's median divided by the 1995 figure (£38,975), so 200 means double the 1995 value in cash terms. 1995 is the base because it is the first year with at least 10 recorded sales - re-basing on a thinner year would make every later reading a multiple of noise. Indexing keeps a 31-year series readable along its whole length - a pound axis hides the early years behind late-year scale. Values are nominal: not adjusted for general inflation.

Property types in RedruthEach share is that property type's slice of all standard (HM Land Registry category-A) sales in Redruth. The price beside it is the median sale price for that type in 2025, the most recent complete year - half of that type's sales were below it. Types with fewer than 5 sales that year show no price. The freehold/leasehold split and any new-build figure compare averages weighted by number of sales. Much of a "flat vs house" or leasehold gap is the property type itself, not a premium.
93% freehold, 7% leasehold, across all recorded years. New-build homes here sold for around 5% less than existing homes - comparing mean prices across all property types and all recorded years, so some of that gap is the mix of what was built (new builds skew towards particular types), not a like-for-like premium; the detail below compares within each type.
Tenure and new-build detail by type
| Type | Freehold | New-build vs existing |
|---|---|---|
| Detached | 100% | -27% for new build |
| Semi-detached | 99% | -2% for new build |
| Terraced | 99% | +24% for new build |
| Flat / Apartment | 2% | +7% for new build |
New-build vs existing compares mean prices within the same type, so it is partly mix-adjusted - but it is not a like-for-like index.

Median of each type's standard sales in that year. "-" means fewer than 3 sales of that type - too few for an honest median; counts are shown where a median rests on fewer than 5. The incomplete current year is not listed.

This is official HM Land Registry data - we can't change it, but if something looks wrong we will check it and, where the concern stands up, add a note to how the record displays here. Either way we'll show you how to ask HM Land Registry to correct the official record.

Our HM Land Registry data covers sales up to July 2026. Data refreshed 22 Sep 2026 from HM Land Registry (published with a 1-2 month lag).
How we calculate these figures
Figures use HM Land Registry Price Paid Data, standard sales only - HM Land Registry's "category A". That excludes repossessions and other sales under a power of sale, buy-to-lets identifiable by a mortgage, sales to companies and other non-private buyers, and properties classed as "Other". We also ignore entries under £1,000. Auctions are not excluded: a normal auction sale between a private buyer and seller is a standard sale and is counted here. HM Land Registry only began flagging these categories in October 2013, so sales before then are all counted as standard. Price Paid Data also leaves out sales never lodged for registration and transfers not for value - right-to-buy discounts, gifts, divorce transfers and compulsory purchases. Land Registry records some towns under two spellings; we treat them as one town, so a street's full history appears on a single page. England and Wales only; HM Land Registry publishes with a 1-2 month lag.
- Average price
- The arithmetic mean of every standard full-value sale in Redruth, all property types and all years since 1995 combined. Spanning decades, it typically sits below current values - see the year-by-year trend for the recent level.
- Typical sold price (median)
- The middle recorded sale price - half of recorded sales were below this and half above. Less swayed by one-off extreme sales than the mean, which is why the headline, the stats bar and the trend chart lead with it. The headline "typical sold price" is the median over the stated recent window (12, 24 or 36 months - shown next to the figure), not all years. A year, window or filtered set needs at least 3 recorded sales before we state a median for it.
- Total sales
- A straight count of the standard sales recorded in Redruth, with the dates of the first and most recent.
- Lowest / highest sale
- The single lowest and highest individual sale prices recorded in Redruth in any year - two transactions, not a typical range.
- Trend (% change)
- We compare the median sold price in Redruth's earliest year with at least 10 recorded sales against its most recent complete such year - a median-on-median comparison, so a handful of extreme sales cannot move it. Years with fewer than 10 sales are skipped, and the current calendar year is excluded because its registrations are still arriving.
- Year-on-year change
- Each column in the yearly-change panel compares one year's median sold price with the previous year's median. Years where either year has fewer than 10 recorded sales are omitted, as is the incomplete current year - registrations for it are still arriving.
- Filtered stats bar
- The count, median, mean, lowest and highest above the sales table describe the sales matching your current filters. With no filters set they summarise every standard full-value sale in Redruth, on the same basis as the headline stats above; once filters are applied they are recomputed from the individual sale records - the same records the filtered table and the CSV download draw on. Counts taken from precomputed area totals and counts computed live can differ by a handful of very recent sales whose registrations are still being folded in. With fewer than 3 matching sales no median is shown; the lowest and highest are then the actual individual prices.
- Property-type mix
- Share of standard sales by property type across Redruth. Any new-build figure compares the average new-build price with the average existing-home price, weighted by number of sales.
- Instant estimate
- An automated estimate from nearby Land Registry sold prices adjusted for market trends - not a formal valuation. A local agent's valuation will be more accurate.
- Change since previous sale
- Where a sale row shows "up/down X% since {year}", that compares the sale price with the most recent earlier recorded sale of the same property - not an area trend.
- Price distribution
- How many standard sales fell in each price band in the 36 months to Jul 2026 (window selectable above the chart; it ends at the latest recorded sale, not today). Bands are sized to the local spread; the lowest and highest bands are open-ended and hold the outer 5% of sales at each end. "Typical" is the median - half of sales were below it and half above.
- Price bands over time
- Each column splits one year's standard sales across fixed price bands chosen from Redruth's own all-time distribution, so sales migrating up through unchanged bands is the story the chart shows. Years with fewer than 10 sales are gaps; the current year is flagged year to date.
- Comparison with England and Wales
- The town line is the yearly median of recorded standard sales; the national line is the UK House Price Index for England and Wales (HM Land Registry / ONS). Both are re-based to 100 at the first year with at least 10 recorded local sales and a complete national year, so they can share one axis. They are not like-for-like: the median moves when the mix of homes sold changes, while UKHPI is mix-adjusted. Values are nominal.
- Prices by postcode district
- The median price of standard sales in each of Redruth's postcode districts over the trailing 12 months ending at the latest recorded sale, with the number of window sales beside each bar. Districts with fewer than 3 window sales show their count only - no honest median exists at that sample size.
- Sold again recently
- We precompute the 20 homes in Redruth with the largest percentage difference between their earliest and most recent recorded sale price, then show those that sold again within the last 5 years. It is a recent slice of the biggest long-run risers, not a ranking of the last five years. The two prices are the first and last on record, so a home with more than two sales also sold in between at prices not shown.
- Typical rents
- Average monthly private rents from the ONS Price Index of Private Rents for the local authority covering Redruth. We resolve that authority from a postcode used in a recent sale here, so it reflects the council area as it exists now. These are council-area averages - rents on any one street can differ.
