Years with fewer than 10 sales are skipped, and the current calendar year is excluded because its registrations are still arriving. Median-on-median, 1995 to 2025. Median sold price, indexed - 1995 = 100

Each point is the year's median divided by the 1995 figure (£56,000), so 200 means double the 1995 value in cash terms. 1995 is the base because it is the first year with at least 10 recorded sales - re-basing on a thinner year would make every later reading a multiple of noise. Indexing keeps a 31-year series readable along its whole length - a pound axis hides the early years behind late-year scale. Values are nominal: not adjusted for general inflation.

Median sold price per year in BA12 - half of recorded sales in each year were below the line. The dashed line is the average (mean). The price axis does not start at zero. * 2026 is incomplete (to Aug - year to date) and is excluded from the year-on-year panel. (Standard sales, HM Land Registry.)The median is the middle sale price of all standard (HM Land Registry category-A) sales in BA12 in each calendar year - half of recorded sales were below it, half above. The mean is shown as a secondary line for comparison. Years with no sales are left as gaps; years with fewer than 3 sales get no plotted point (their prices are in the data table); years with fewer than 5 sales are drawn hollow and flagged. The year-on-year panel compares each year's median with the year before, only where both years had at least 10 sales, and skips the incomplete current year. These are the prices of what happened to sell each year, not a like-for-like index - a shift in the mix of homes sold moves the line as surely as a shift in prices.
Sold price per year in BA12. In years with fewer than 3 sales no median or average is published - with 1 or 2 sales the lowest and highest columns are the actual individual prices.

Not like-for-like: the median moves when the mix of homes sold changes, while the index is mix-adjusted. Figures are nominal. Both cover England and Wales only.

Every standard-market sale HM Land Registry has recorded in the BA12 postcode district. Sales data to August 2026 (HM Land Registry), updated monthly. England and Wales coverage.

Typical (median) sold price ↑ 455% between 1995 and 2025, median-on-medianWe compare the median sold price in this district's earliest year with at least 10 recorded sales against its most recent complete such year - a median-on-median comparison, so a handful of extreme sales cannot move it. Years with fewer than 10 sales are skipped, and the current calendar year is excluded because its registrations are still arriving. ↓ 1% over the 2 years to 2025 Note: the mix of homes sold changes over time, which also moves this comparison - see the by-type trend.

Sold again in BA12

We precompute the 20 homes in this area with the largest percentage difference between their earliest and most recent recorded sale price, then show up to eight of those that sold again within the last 5 years, largest change first. It is a recent slice of the biggest long-run risers, not a ranking of the last five years. The two prices are the first and last on record, so where the sales count is above two the home also sold in between at prices not shown. We leave out any address whose sales change property type or tenure, whose flat cannot be told apart from others in the same converted building, whose first sale was followed within two years by one at half as much again, or whose first sale sits far below what the area paid that year for that type of home - each a sign the earliest figure was not an ordinary open-market price. Each row is one property's history, not an area trend, and takes no account of extensions, renovation or condition.

Among the biggest long-run risers in BA12, these have sold again in the last 5 years - largest change first. Change compares each home's earliest and latest recorded sale - not its last two.

Share of sales by price band in the BA12 district, 1995 to 2026 - bands fixed in nominal £, so sales climbing into darker bands is prices moving, not the bands. * 2026 is incomplete (to Aug - year to date) and drawn faded. (Standard sales, HM Land Registry.) Each column splits one year's standard (HM Land Registry category-A) sales in the BA12 district across fixed price bands chosen from the area's own all-time spread - at most six, in nominal pounds, never adjusted. Because the bands stay put while prices move, the shift of sales into higher bands over the years is exactly what a rising market looks like here. Shares are percentages of that year's sales; years with fewer than 10 sales are left blank, and the incomplete current year is flagged.

Property types in BA12

Each share is that property type's slice of all standard (HM Land Registry category-A) sales in BA12. The price beside it is the median sale price for that type in 2025, the most recent complete year - half of that type's sales were below it. Types with fewer than 5 sales that year show no price. The freehold/leasehold split and any new-build figure compare averages weighted by number of sales. Much of a "flat vs house" or leasehold gap is the property type itself, not a premium.
Detached 38% £420,000
Semi-detached 27% £285,000
Terraced 26% £233,000
Flat / Apartment 9% £140,000
Prices are the median for 2025, the most recent complete year - types with fewer than 5 sales that year show no price.

91% freehold, 9% leasehold, across all recorded years. Comparing new-build and existing homes type by type (each type weighted by how many sales it has here), new builds sold for around 1% more, across all recorded years. New builds sell mostly in the years they were built, so part of that gap is when they sold, not only that they were new; the detail below compares within each type.

Tenure and new-build detail by type
TypeFreeholdNew-build vs existing
Detached 99% -13% for new build
Semi-detached 99% +21% for new build
Terraced 98% +6% for new build
Flat / Apartment 6% +62% for new build

New-build vs existing compares mean prices within the same type, so it is partly mix-adjusted - but it is not a like-for-like index.

Share of each year's standard sales in BA12 that were new builds, and that were leasehold, 2016 to 2026 - the window this data covers. Years with fewer than 10 sales are left blank. * 2026 is year to date. For each year, the percentage of BA12's standard (HM Land Registry category-A) sales recorded as new build, and as leasehold. Shares of the year's own sales, over the last decade only - the underlying data is computed for that window. No "leasehold premium" or discount is stated anywhere on this page: leasehold homes are mostly flats, so a tenure price gap would just restate the property-type gap.

Median sold price per year by property type in BA12 - this is the closest the data gets to comparing like with like over time. Gaps are years with fewer than 3 sales of that type; hollow points mark years with fewer than 5. "Other" is excluded (it is a catch-all, not a home type). The price axis does not start at zero. * 2026 is year to date. For each property type, the median price of its standard (HM Land Registry category-A) sales in BA12 in each calendar year - half of that type's sales were below the line. Years with fewer than 3 sales of a type get no point, and fewer than 5 are drawn hollow. Comparing within a type removes most of the mix effect that moves a single all-types line.

Research

What a street's name is worth - average sold prices compared by the last word of the street name, across 31.3 million England and Wales Land Registry sales.

Our HM Land Registry data covers sales up to August 2026. Data refreshed 4 Oct 2026 from HM Land Registry (published with a 1-2 month lag).

How we calculate these figures

Figures use HM Land Registry Price Paid Data, standard sales only - HM Land Registry's "category A". That excludes repossessions and other sales under a power of sale, buy-to-lets identifiable by a mortgage, sales to companies and other non-private buyers, and properties classed as "Other". We also ignore entries under £1,000. Auctions are not excluded: a normal auction sale between a private buyer and seller is a standard sale and is counted here. HM Land Registry only began flagging these categories in October 2013, so sales before then are all counted as standard. Price Paid Data also leaves out sales never lodged for registration and transfers not for value - right-to-buy discounts, gifts, divorce transfers and compulsory purchases. Land Registry records some towns under two spellings; we treat them as one town, so a street's full history appears on a single page. England and Wales only; HM Land Registry publishes with a 1-2 month lag.

Average price
The arithmetic mean of every standard full-value sale in the BA12 district, all property types and all years since 1995 combined. Spanning decades, it typically sits below current values - see the year-by-year trend for the recent level.
Typical sold price (median)
The middle recorded sale price - half of recorded sales were below this and half above. Less swayed by one-off extreme sales than the mean, which is why the headline, the stats bar and the trend chart lead with it. The headline "typical sold price" is the median over the stated recent window (12, 24 or 36 months - shown next to the figure), not all years. The headline window median, and the price-distribution chart drawn from the same sales, needs at least 30 standard sales in that window - with fewer, no median is stated. A single year or a filtered set needs at least 3 recorded sales.
Total sales
A straight count of the standard sales recorded in the district, with the dates of the first and most recent.
Lowest / highest sale
The single lowest and highest individual sale prices recorded in the district in any year - two transactions, not a typical range.
Trend (% change)
We compare the median sold price in this district's earliest year with at least 10 recorded sales against its most recent complete such year - a median-on-median comparison, so a handful of extreme sales cannot move it. Years with fewer than 10 sales are skipped, and the current calendar year is excluded because its registrations are still arriving.
Year-on-year change
Each column in the yearly-change panel compares one year's median sold price with the previous year's median. Years where either year has fewer than 10 recorded sales are omitted, as is the incomplete current year - registrations for it are still arriving.
Price distribution
How many standard sales fell in each price band in the 36 months to Aug 2026 (window selectable above the chart; it ends at the latest recorded sale, not today). Bands are sized to the local spread; the lowest and highest bands are open-ended and hold the cheapest and dearest sales - up to the outer 5% at each end. "Typical" is the median - half of sales were below it and half above.
Price bands over time
Each column splits one year's standard sales across fixed price bands chosen from the district's own all-time distribution, so sales migrating up through unchanged bands is the story the chart shows. Years with fewer than 10 sales are gaps; the current year is flagged year to date.
Sold again recently
We precompute the 20 homes in the BA12 district with the largest percentage difference between their earliest and most recent recorded sale price, then show those that sold again within the last 5 years. It is a recent slice of the biggest long-run risers, not a ranking of the last five years. The two prices are the first and last on record, so a home with more than two sales also sold in between at prices not shown.
Filtered stats bar
The count, median, mean, lowest and highest above the sales table describe the sales matching your current filters. With no filters set they summarise every standard full-value sale in the district, on the same basis as the headline stats above; once filters are applied they are recomputed from the individual sale records - the same records the filtered table and the CSV download draw on. Counts taken from precomputed area totals and counts computed live can differ by a handful of very recent sales whose registrations are still being folded in. With fewer than 3 matching sales no median is shown; the lowest and highest are then the actual individual prices.
Street averages
Each street average is the mean of that street's standard sales across all years. Streets with very few sales can look unusually high or low.
Street price rankings
Ranked among the 30 streets with the most sales in BA12 - not every street in the district - by the mean of all their standard sales (category A, £1,000 or more) since 1995, whatever year those sales happened. A street that mostly sold recently will rank above an identical street that mostly sold in the 1990s - an era-mix effect, not a like-for-like comparison of what the streets are worth today.
Property-type mix
Share of standard sales by property type across the BA12 district. Any new-build figure compares the average new-build price with the average existing-home price, weighted by number of sales.
Instant estimate
An automated estimate from nearby Land Registry sold prices adjusted for market trends - not a formal valuation. A local agent's valuation will be more accurate.
Change since previous sale
Where a sale row shows "up/down X% since {year}", that compares the sale price with the most recent earlier standard sale (category A, £1,000 or more) of the same property - not an area trend. Rows in buildings split into flats with no flat number recorded are not paired, because the earlier sale may be a different flat.
