Submitting Properties Manually

Step-by-step guide to listing properties on Domovita without using automated feeds.

Before You Start

• Make sure you're a verified Estate Agent (check your account dashboard)
• Ensure your branch has an active subscription
• Check you haven't reached your property quota limit
• Gather property details, images, and floorplans

Starting a New Listing

1. Log into your Domovita account
2. Click your avatar in the top navigation
3. Select "Submit Property" from the dropdown
4. Or navigate directly to: /submit

Property Details Form

Basic Information

• Listing Type: Sale or Rent (toggle at top of form)
• Property Type: Detached, Semi-Detached, Terraced, Flat, Bungalow, etc.
• Title: Catchy headline (max 200 characters)
  • Example: "Stunning 3 Bedroom Family Home with Garden"
• Description: Full property description (supports rich text)

Pricing

• For Sale: Enter price in £ (e.g., 350000 for £350,000)
• For Rent: Monthly rent in £ (e.g., 1250 for £1,250 PCM)
• Price Qualifier: Guide price, offers over, POA, etc.

Location

• Postcode: Full UK postcode (required) - used for geocoding
• Address Line 1: Street number and name
• Address Line 2: (Optional) Additional address line
• Town/City: Property location
• County: County name
• Display Address: How address appears on listing (e.g., "Maple Street, Cambridge")

Property Features

• Bedrooms: Number of bedrooms
• Bathrooms: Number of bathrooms
• Receptions: Reception rooms (lounge, dining room, etc.)
• Garden: Yes/No/Private/Communal
• Parking: Garage, Driveway, Street, None

Additional Details

• Council Tax Band: A through H
• EPC Rating: A through G (mandatory for rentals)
• Tenure: Freehold, Leasehold, Shared Freehold
• Year Built: Construction year

Images and Media

Uploading Images

1. Scroll to the "Images" section
2. Click "Upload Images" or drag-and-drop
3. Select multiple images at once (JPG, PNG, WEBP supported)
4. Wait for upload progress bars to complete
5. Drag images to reorder them
6. Click star icon to set primary image (shown first on listings)

Image Guidelines

• Minimum: 3 images recommended
• Maximum: 30 images per property
• Size: Max 10MB per image
• Dimensions: Minimum 800x600px, recommended 1920x1080px
• First Image: Should be main exterior or best room shot

Floorplans

• Upload as images in the same section
• Label clearly in filename (e.g., "Ground_Floor_Plan.jpg")

Virtual Tours and Videos

• Virtual Tour URL: Paste link to Matterport, 360° tour, or similar
• Video URL: YouTube or Vimeo link (auto-embeds on property page)

Rental-Specific Fields

These appear only when Listing Type = Rent:

• Deposit: Amount in £ (typically 5 weeks' rent)
• Minimum Tenancy: 6 months, 12 months, etc.
• Available From: Date property is ready to let
• Furnished: Unfurnished, Part-Furnished, Fully Furnished
• Let Type: Long-term, Short-term, Student, Commercial
• Landlord Type: Auto-set to "Letting Agent"

EPC Rating: Mandatory for all rentals. Cannot submit without it.

Agent Details

• Displayed Name: Your agency name (auto-filled from branch)
• Contact Number: Phone number shown on listing
• Contact Email: Email for enquiries

Publishing Options

• Auto-Publish: As a verified agent, your listing goes live immediately
• Save as Draft: Option to save without publishing (unpublished state)
• Featured Listing: Upgrade to featured after submission via "My Properties"

Submitting the Property

1. Review all fields for accuracy
2. Check images are in correct order with primary image set
3. Agree to terms and conditions checkbox
4. Click "Submit Property" button
5. You'll see a success message with link to view the live listing

After Submission

• Property appears in "My Properties" immediately
• If auto-publish enabled: Live on site within seconds
• Property URL format: https://domovita.co.uk/property/[address-slug]
• Property is discoverable via search, map, and town pages
• SEO meta tags and JSON-LD schema auto-generated

Common Mistakes to Avoid

• Poor quality images: Use professional photos, not phone snapshots
• Missing postcode: Required for geocoding and map display
• Vague descriptions: Be detailed about features, nearby amenities, etc.
• Wrong property type: Choose accurately (affects search filters)
• No primary image: Always set the best image as primary
